Without doubt, the current economy and housing market are struggling. The good news is that reports coming out of the National Association of Estate Agents show home buying and selling is improving primarily from improved interest rates, although only slightly. However, seeing an increase in people looking to buy, as well as new homes on the market, this news is encouraging.
Unfortunately, first-time buyers have had a difficult time buying homes in recent years because of price. In fact, studies indicate that this group accounts for only 10.8% of homes sold. Then, while movement in the real estate market was quiet back in December of 2008, somehow agents were able to maintain a steady pace with an average of six sales.
The National Association of Estate Agents also reports that the slight increase in home prices proves that the rate at which home prices had been decreasing was slowing but only for certain geographical areas and for specific housing types. Another report showed that the number of people looking to buy a home had increased from 186 to 200 and properties that agents had listed climbed from 87 to 100.
Even with encouraging numbers, many people are still asking if 2009 is the right year to buy a home. To determine the answer, the Financial Times conducted a study consisting of 50 economists. Of these professionals, 60% stated that 2009 was not the right time to buy but the remaining 40% disagreed but only if property was purchased during the fourth quarter.
Of the 40% of economists that felt buying a home in 2009 was safe, the primary reason that supported their decision was that getting people to buy real estate would help protect and even boost a declining financial market. Mortgage lenders agree that interest rates look optimistic for the entire year and some believe that at the end of 2009, more credit will become available for buyers, especially with the government’s aid.
Anticipation is that homebuyers will again take interest in the real estate market once the market has bottomed out. This increase in prospective buyers coupled with low interest rates and available mortgage loans, things look relatively good. Of course, the 60% of economists believe that real estate prices will still be too high during 2009 when looking at a buyer’s income and available credit.
You will also find economists that expect to see falling real estate prices throughout the remainder of 2009 and into 2010. In fact, several respected companies have put numbers to their forecasting. For instance, Capital Economics believes housing prices will go down an additional 20%, Insight is predicting 15%, and JP Morgan is going with 10%. While difficult to hear, these experts are expecting an end within a short amount of time. However, another company is not so optimistic, predicting that housing prices will not stop falling until the year 2014.
For these and other experts to make such predictions, numerous factors come into play such as rising unemployment, high debt-to-income ratio, restrictions on credit, slow economic growth, and others. With so many people living in fear of the current recession, most are sitting tight in their current job and not planning to buy property at this time.
Overall, people are not making rash decisions. With high unemployment numbers, it is thought that demand for real estate will continue to be low. Of course, some people that choose to purchase a new home, which comes with many benefits. Even though buyers exist, most have lost faith in the concept of real estate being a sound financial investment, a great way to build equity and get a return on investment.
Keep in mind, once the recessions has ended and within a few years, it is possible that the housing market will explode, making a full recovery. With this, the country could once again face a low supply of property, as well as low prices and better lending options. 6. The Leader Doesn't Lead
Here there is free-for-all, with no leadership from the chair. Poor behaviours, timekeeping and outcomes riddle this sort of meeting, with and end no-result and frayed-tempered, frustrated people.
7. Environment
Too hot, too cold, no water, no breaks, too big, too small. Have you ever been in one of those meetings? And aren't they awful, so awful in fact that you can't do your best. This is a meeting where the organisers do not respect the participants.
8. Nothing Happens
A lovely chat, a few disagreements and 'see you next month'. This is the nice-to-have meeting which does nothing and goes nowhere. As Peter Drucker said, 'Meetings are a symptom of bad organization. The fewer meetings the better'.
9. Side-tracked/New Stuff
With an agenda, people know what the meeting will be about - or will they. Even with the best agenda'd meeting weak processes tend to leave to new issues, side-tracking and wasted time. This is solvable with effort fromthe facilitator.
10. No Review and Growth
Meetings come and go and are always awful. They are unproductive, boring, overrun and people are there who shouldn't be. If there is no review of just how good or badthe meeting has been, there will be no improvement. The leader/facilitator can add in meeting feedback as the first agenda item and stick to it - tough at first but gets easier.

1.The participants should be aware of the subject matter of the meeting. Instead of just announcing that a meeting is to be held, it would be a good idea to inform the participants as to what why the meeting is being called and what are the matters that are going to be discussed in the meeting.
2.Try to get the members seated in time, if one or two members are going to be late and everyone else has to wait for them, that is going to upset the pace of the meeting.
3.Try to provide all the members with the necessary papers and equipment for the discussion. Instead of passing round one paper for every one to see, try and make copies, the extra cost is worth the time.
4.Interruptions should be avoided as much as possible, but the members must feel free to air their views once a person has finished speaking.

Q. Wasted meetings are driving us nuts. Many times they’re pointless: people come late, so we start late and finish late. They get off track and sometimes we’re not even sure what we’ve accomplished. How can we fix this? Bob F. (Team Leader)
A. It is fixable—but you’ve got three separate problems. First, the meetings are pointless. To correct this problem, circulate a written agenda with start and stop times for each topic before the meeting. If it’s not your meeting, and you don’t get an agenda, ask the meeting organizer for one. Let those who’ll attend the meeting know that you need their feedback on the agenda before the meeting so you can adjust it and meet their needs. Otherwise, the agenda stays as is, and people can’t change it without group discussion at the meeting.
Next, some people are always late—for almost everything in their lives. When we wait for them, we’re really punishing the people who arrive on time, and we actually discourage promptness. If I’m prompt, and I know you’re going to start the meeting 10 minutes late to accommodate late-comers, I’ll probably start coming 10 minutes after the announced meeting time. I can get a lot done in 10 minutes.
Tell the team about your concerns, and ask for their agreement to start meetings on time. (It’s rare that someone will say, “No, I like them to start late.”) Once you have that agreement, begin each meeting exactly on time. (One company that wanted to make a point about people arriving on time for meetings locked the door at the start of the meeting, and didn’t let anyone in. That solved the late-comer problem fast. (You’d better get everyone’s buy-in on this drastic step before you try it.)
Finally, have three people act as partners to run the meeting: a facilitatorwho develops the written agenda and circulates it before the meeting, then leads the meeting to make sure the meeting goals are met. Appoint ascribe, who takes notes to summarize key ideas, writes each point on a flip chart for all to see, and asks for clarification if the point isn’t clear. (The scribe is also actively involved in the meeting as well, and doesn’t just sit in a corner and take notes.)
Today, some scribes even bring a laptop computer into the meeting. They summarize the key ideas, action steps, deliverables, and deadlines dates, then leave 10 minutes before the meeting ends to print out the summary, and immediately circulate copies before people leave. No more waiting two or three days for notes.
And be sure you appoint a timekeeper to help the group stay focused on the right topic, and announce benchmark times for starting and stopping the discussion. The timekeeper should also initiate “process checks”—asking participants if they’re satisfied with the progress of the meeting. (If one topic of the meeting seems to need longer discussion than planned, all members should agree to change the meeting schedule, so that topics scheduled for later in the meeting aren’t shortchanged.)
Consider these “Top Ten” guidelines for great meetings. You might want to post them in the meeting room, or attach them to each agenda circulated before the meeting. You can even put these guidelines on tent cards, placed near each participant.)
Invite only those who can really contribute. People who are just sitting there listening can make better use of their time staying in their office and reading the meeting notes.
Don’t set up meetings with fewer than five or more than 12 people. One to four people might better use a conference call.
Publish a clear agenda before the meeting. Let participants help plan it and adjust it if necessary.
Stay with the agenda, but allow time for discussion of open items. It’s better to leave the meeting early—with fewer items covered well—than to rush discussion just to squeeze in all the topics.
Limit meetings to 50 minutes to allow people time to get to their next meeting.
Watch the group for trouble spots, and bring them out into the open:
- People not participating
- Side discussions
- Not dealing with problems
When people become angry or frustrated over an issue, re-focus the discussion and get back to the facts.
Summarize the key points at the end, and get clear-cut agreement on actions: who, what, when. Circulate a summary immediately after the meeting.
Get consensus on decisions. Don’t let people with strong personalities bulldoze others with their ideas.
Encourage everyone to list on the agenda questions they’d like answered at the meeting—and take personal responsibility for getting the answers.
